What AI Search Means for Your Community's Online Presence

Renters are increasingly turning to AI tools during their apartment search, and that shift is changing how communities need to think about their online presence. We'll walk through what's actually driving this, and close with a few concrete steps you can take to make sure your community shows up accurately wherever people are looking.
A recent J Turner Research study found that 45.9% of renters now use AI tools at some point during their apartment search, whether that's asking for recommendations outright or having AI summarize reviews on their behalf. That number is only going up, and it means the accuracy and completeness of your community's public information- your website, your reviews, your Google Business Profile- matters more than it used to.
At the same time, a separate but related shift is happening on social platforms themselves. Nearly half of U.S. consumers, 49%, now say they've used TikTok as a search engine, up from 41% just two years ago. People are searching directly within social apps, not just scrolling them for entertainment.
The Shift in Discoverability
For years, social media's job was mostly brand awareness. Then it shifted into something more like lifestyle marketing, showing people what life in the community actually looks like. Now, AI search adds a new layer worth watching. Broader research shows AI-generated answers increasingly cite social platforms as sources, Facebook and Instagram in particular, though this is a general search trend rather than something we've seen reliably show up for individual apartment communities yet.
That distinction matters. What's already proven is that renters themselves are using AI more in their search process, and that social platforms are becoming search destinations in their own right. Where your community's content ends up feeding an AI-generated answer directly is still an open question, and one worth watching closely as this space develops.
We're telling our clients the same thing we'd tell any brand right now. Consistent, accurate content across your online presence isn't just a nice-to-have anymore; it's part of how discoverable you are, whether you're posting for that reason or not.
Lisa Tomsick, our VP of Customer Experience, put it well.
"AI search is evolving quickly, and the role different digital channels play in discovery will continue to change. What we know about AI search today may look different next quarter. For that reason, it makes sense to stay informed and adaptable while continuing to maintain an accurate and active digital presence."
What This Means for Property Management Companies
This shift matters even more at the portfolio level. When one community's information is outdated or a handful of profiles fall inactive, that inconsistency can leave a different impression than the rest of your brand. For property management companies overseeing dozens or hundreds of communities, keeping accurate, current information across every property, not just the ones with the most bandwidth or budget, is becoming part of how a portfolio stays visible.
What This Means for Your Content Strategy
Communities that keep their online presence current- accurate business details, real photos, up-to-date reviews- are simply putting their best foot forward for renters and for whatever tools they're using to search. Gaps or outdated information leave more room for a less complete picture to come through, whether that's a renter scrolling manually or asking AI for help.
This doesn't mean overhauling your strategy overnight. It means treating your online presence as more than a marketing checkbox and thinking about it as part of how your community shows up everywhere people are searching.
What You Should Do Next
Audit your profiles. Pull up your community's presence across every platform, including your Google Business Profile, and make sure the basics, amenities, pricing, floor plans, and contact info match what's on your website. Google Business Profile in particular tends to get overlooked, but it's one of the most commonly referenced sources for both search engines and AI tools.
Check your posting consistency. Look at your feed as a whole, not just your most recent posts. A steady cadence of real, current content keeps your online presence accurate and active, which matters more now that people search directly on social platforms too.
Review your full portfolio, not just your top properties. If you manage multiple communities, check whether consistency holds across all of them, not just the ones getting the most attention. A gap at one property can leave a different impression than the rest of your brand is putting out.
Bring in a second set of eyes if needed. This is exactly the kind of shift our team is tracking closely for clients, from social content to Google Business Profile management. If you want help assessing where your community's presence stands, that's a conversation worth having.
